[WSBAPT] Q re title problem after probate

Hi, I have a client who is under contract to sell a house (with 2 tax
parcels). The client got it from her sister, and the sister got it from her
boyfriend as a gift. The boyfriend passed away about 15 years ago and he
had 3 children from a prior marriage.

With closing less than a week away, the title company has informed the
client that only 1 of the 2 tax parcels got gifted from the boyfriend to
her sister. We don't know the whereabouts of any of the boyfriend's heirs.
Any advice on how to clear title as to both tax parcels?
