[WSBAPT] Petition for Sale of RE

I have an intervention probate that I need to file a Petition for Order on Sale of RE.  PR has accepted an offer on the property through a private sale.  There was no Will (unfortunately).  I have reviewed RCW 11.56 and would appreciate any samples of Petition and Order from someone who has done this procedure previously.

My reading of the statute is for me to do as follows:


1.  Petition for sale presented ex parte and then court can order hearing.  BUT, I want to expedite the process and go ahead and note for hearing and send notice to all interested heirs giving at least 10 days' notice.

2.  Upon the sale of the RE (which has occurred), the PR shall file a return of sale.  The sale must be published in a legal newspaper if by negotiation.  Ten days after publication, the court confirms the sale of the RE unless deemed unfair.

3.  Once confirmed, the sale of the RE is immune from attack except by fraud and the PR may create documents that transfer the RE to the buyer.

Is this the actual procedure that is required?  Two court hearings are required?
