[WSBAPT] Getting CA quit claim deed properly recorded

Hello,

 

PC's grandfather died about 10 years ago. Wife(step grandmother) of deceased
grandfather did not want to pay property taxes and therefore sent the PC, a
Washington resident,  quitclaim deeds for the two parcels. PC has been
paying the taxes on the property for last ten years.

 

PC has tried, Pro se, to take the steps necessary to record her interest in
the property with the assessor's office in CA to no avail. It seems that
whenever the PC sends documents to the Assessor's office, they ask for
additional information.

 

There was no probate for the grandfather's estate.

 

Does anyone have any experience dealing with quitclaim deeds that can point
me in the right direction? I have advised PC that this may require an
California licensed attorney. Property is located in Kern County, CA.  PC is
trying to her have ownership recorded so that the grandmother no long shows
up as an owner.

 

I have not met with the PC to review any of her correspondence with the
assessor's office. 

 

Any insight or recommendation will be greatly appreciated.
