[WSBAPT] conundrum-fam award/foreclosure

D's sister flew up from CA got appointed PR and quit claimed Deed to home
to herself. SS gets fam award only asset is home. PR ordered to sell
home-refuses and is removed. Home is being foreclosed upon for a $15,000.00
secured debt. Current buy-sell agreement w/current PR Title co won't insure
b/c property is in sister's name "outside of probate estate" What if
anything can be done?
