[WSBAPT] Texas ancillary probate?

Some years ago, Texas had an automatic vesting statute like we do in
Washington (11.04.250), which allowed the heirs at law (my clients were the
children of deceased) to sign a deed to convey title upon sale. Title
company insured. No probate required.  If intent is to sell the land, check
with a title company about insuring a sale without a probate.

I'd very much appreciate speaking with anyone having experience with probate
involving real property situated in Texas.  Decedent owned very low value
vacant lot so trying to see what options there are that make sense
financially.
