[WSBAPT] Trustee Sale Guaranty - amount

I am curious. When ordering a Trustee Sale Guaranty, what amounts do you typically include in the value of the guaranty?  Principal, interest, late fees, attorney/trustee fees; do you include the unpaid property taxes expected to exist as of the date of the sale?
