You may start by looking at http://www.azleg.gov/ars/33/00405.htm and then
talk to someone in AZ locally who knows AZ law. Arizona calls their TOD
Deed -- a "Beneficiary Deed."

Hi all,
I seem to recall something about Arizona having a TOD deed, or some other
limited probate option, to help snowbirds to avoid having to run a full
probate to transfer their AZ property at death. Obviously a RLT is a
solution in many cases for Washington residents, but it would be nice if
client could just set up AZ property separately, and go with a simple will
in WA for most of their estate
Quick search of list serve hasnt brought up anything on this, so hopefully
someone can yea or nay this for me. Frankly, its far too nice outside to
want to stay late and do the extra research ;)
