[WSBAPT] One PR Deed or Two?

Technically can be done either way but whether it is accepted depends on whether the Recorder has some objection based on the REET affidavit. Seems to me, both transactions are tax exempt as inheritance, but I suppose a quibbler could say that the Dad's Estate-to-son transaction technically isn't an inheritance since son isn't an heir of the grantor.

If there's any concern, doing it with two deeds resolves the issue. A little more in recording costs, but certainty in the transfers.

Greetings Listmates:

Dad dies intestate, Mom opens administration on Dad's estate. Mom dies intestate, Son opens administration on Mom's estate, and is appointed as successor administrator of Dad's estate. Son is M&D's only heir.

Son wants to PR Deed M&D's house to himself as heir. Is one PR Deed - with son signing separately as PR of Dad and Mom - appropriate, or does he have to deed the house first from Dad's estate to Mom's estate, then from Mom's estate to Son?
