Here is a California form which I have used parts of from time to time. It
is about as complete as an AIA form and will call to your attention about
any issue that can arise in  the course of construction. I have never used
the complete form because it covers a lot of things that rarely arise and is
sometimes intimidating to parties who are not familiar with the AIA forms.
Just tailor it to your clients situation.
