The condo statute requires that a conveyance of any common area be approved by 80% of unit owners however the association has power to lease portions of the common area and there is no member approval for that in the statute. The question is a lease for 50 years of a portion of the common area that doesn't affect the use of the same by the members since it is on the roof be considered a conveyance under the condo statute that requires 80% membership approval.
