[WSBAPT] [SPAM] Foreclosure, anti deficiency statute, IRS re debt

All:

Clients in a divorce left home 5 years ago - it is still vacant. Finally,
lender sent a Notice of Trustees sale for Sept. However, a company
Specialized  Loan Services  (think they are servicing the loan) trying to
entice client to renegotiate and save property. I would appreciate talking
to someone who is familiar with these issues.
