[WSBAPT] Property Transfer by Probate Decree of Distribution but NO Deed

Dear List-mates,

I am handling the probate of the estate of a lady who passed away in her
90s (T). At issue is a piece of farm land which T inherited from her
parents in the 1960s.

The document evidencing her ownership is a “Decree of Distribution” filed
in her parents’ joint probate. There is a deed transferring the property
to T’s parents, but there is no deed transferring the property to T, just
the court decree.

All county records list T as the owner, including water rights documents
and an open space taxation agreement.

In her will, T leaves the property to her son. T’s grandson is the PR.
There is no argument among T’s beneficiaries as to the distribution.

What would be the most efficient way to do pass title to T’s son? I am
pondering a couple of options, but they all appear cumbersome and/or
expensive. Reopen old probate? Quiet title action? Shouldn’t there be a
short cut from court decree to deed?

Thank you in advance for any pointers.
