The existing zoning requires a 9,600 square foot minimum lot size (4.5 dwelling
units per acre). The proposed zoning requires a 6,000 square foot minimum
lot size for single family residential and a 7,000 square foot minimum lot size
for duplex residential development (12.4 dwelling units per acre). The
applicable Comprehensive Plan Low Density Residential Land Use Designation suggests
a maximum of 9 dwelling units per acre, but does not intend to limit housing
type. Additionally, the Comprehensive Plan is intended to be applied with
some flexibility, considerate of circumstances. The Planning and Zoning
Commission conducted a public hearing on this application on July 19, 2006 and
unanimously recommended approval of the application, without conditions.<o:p></o:p></span></font></p>
