(R-2) to Medium Density Residential (R-3).<span style='mso-spacerun:yes'>&nbsp;
</span>The preliminary subdivision plat proposes thirteen duplex lots and a new
street to be constructed easterly from North Polk Extension to the east end of
the subject property.<span style='mso-spacerun:yes'>&nbsp; </span>The Planning
and Zoning Commission conducted a public hearing on these matters on </span></font><st1:date
Month="3" Day="30" Year="2005"><font size=2><span style='font-size:11.0pt'>March
 30, 2005</span></font></st1:date><font size=2><span style='font-size:11.0pt'>
and recommended approval of the rezone request subject to a maximum density of
9 dwelling units per net acre of land and approval of the preliminary
subdivision plat.<span style='mso-spacerun:yes'>&nbsp; </span>The density
proposed by the applicant is 10.1 dwelling units per net acre (13 duplexes or
26 dwelling units divided by 2.56 acres).<span style='mso-spacerun:yes'>&nbsp;
</span>Therefore, based on the Planning and Zoning recommendation the applicant
would need to reduce the density by amending the plat to show fewer number of
duplex lots <u>or</u> reduce the density by building single family homes
