I find it hard to dedicate enough time to develop a proper level of detail &
accuracy
but interiors like you are describing for members of a co-operative
owners association, focused on the arts, improvements made by owners within
developed covenant guidelines.  Other agreements might be that resident
parking is limited to the green lot at City Hall (permits are part of the
assoc. fee), gallery exhibit changes & open studios are scheduled once a
month, owners must derive income from an on-site artistic endeavor.  More
seat of the pants:  8 units @ 775-875sf each (or fewer with more) with 1
bedroom, kitchen, bathroom & studio space; common areas: gallery / hallway/
stairs / elevator / public restroom. If sold outright (w/o improvements) -
6600sf @ $100/sf (min) = $660K + annual co-op owners association fees for
CAM’s.  Other benefits could be: revenues from art sales, workshops and
exhibits, greater integration of the arts into the community, living in
close proximity to downtown, more complete re-animation of the 1912.

There are so many ways this could be structured to work as a viable project
just by introducing alternatives for any assumed “stumbling blocks”.  I
think it’s so unique (for this area, it’s available elsewhere) and viable
that there are people that would gobble it up.  It might be too much of a
stretch for some people’s imagination or maybe I just don’t have a thorough
grasp of reality.  But I feel our reality can be made with imagination.

Mark,

Your idea to make loft type condominiums out of the 1912
Center is right on.

The first time I saw that the school was leaving I thought
That condos where the way to go.

High ceilings, slow moving air fans, wonderful windows.
Light streaming in on hardwood floors, very, very cool.

I'd guess that something with say 2-3 bedrooms and a nice
Living area would sell for 125 k minimum.

How many units can be made?
Would this defray the morass
Of expense the less market oriented have gotten us into?
