of the property owner converted, by the express lease terms, to a month-to-month tenancy on the same terms and conditions of the written lease upon the expiration of its original term on April 1<sup>st</sup>, except that the new tenancy may be terminated by
30 days’ notice from either the landlord or tenant. The client wishes to terminate the lease, but the other co-owner does not. Can the lease be terminated by only one of the owners upon notice to the tenant without the other owner’s joinder in the notice
