If the Landlord has a loan on the property, there could be a restriction in the loan documents which prohibits collecting rent for more than one month in advance.

A client has a lease-option with a tenant/potential purchaser. Our client would like to offer deferral of one year's rent with the amount of deferred rent to be applied to the purchase price. Apart from the potential usury issue, do you see any potential regulatory/landlord-tenant issues with this particular arrangement?
