Thank you very much.

Within a Park, a separate individual owner pays property taxes to the county and that owner is responsible for upkeep to their own mobile unit, but do each of these individual lot owners pay the Park for utilities only or are there other sources of income to the Park?

Hi Patrick,

I handle this type of case regularly as I have a number of clients who own both traditional rental mobile home parks, as well as properties where the individual parcels of land and the mobile homes are owned together, but there are different owners for the various parcels.  In my opinion, Chapter 83 applies to your situation because each "lot" is owned by a separate and individual owner, which does not fall under 723.  Hope that helps.

I have a PC who called. Claim to be the owner of both land and unit within a mobile home park. The park has more than 250 units but only 5 or so unit owners appear to own their own land within the park. I've not dealt with a landowner in the middle of a park surrounded by others that are renters of land.

CH 723 wouldn't seem to apply. What rules or statutes do apply to this type of hybrid park? Any thoughts appreciated. Seems to by a hybrid park with a small group of owners within a large park.
