[RPPTL LandTen] Landlord being compensated for work done?

Does anyone know of a case holding that if a landlord has to do work on the
premises for damages that exceed ordinary wear and tear after a tenant
vacates, he or she can charge a reasonable hourly rate if he/she does it
themselves rather that hire a third party?
