Same problem here and I really don't have any good advice to tell my clients.  We know the "service" animal claim is false, but you don't want to set up a client to be sued for ADA violations.  There was a recent article in the bar journal entitled "The Death of the Pet Restricted Community" that covered that issue well.  Although, coincidentally, I just read in the local paper that there is a pending bill seeking to curb the false claims.

Not one day goes by where a client is not presented with some bogus “Registration” of a service animal off of the internet.

How are you all dealing with what you can ask the applicant/tenant as far as “proof” of necessity goes?

It is out of control.  Totally out of control.   I was told that the verification of need does NOT have to come from a doctor or medical professional but who qualifies?  The leader of the local “Stress Meet Up Group” “Insomniacs Are Us”?.

I am connected with a bunch of FH experts in the US but no one has a consistent answer.

I use a guy Robin (Robert) Hein out of Atlanta  rhein at apartmentlaw.com<mailto:rhein at apartmentlaw.com>  for all my referrals of FH issues. Do we have any real experts in this in Florida?
