Question off topic

A good family friend signed a contract for sale of a home (without consulting me or an attorney). Deposited $5k on contract for sale. Loan not approved within a specified time in contract.  Loan company continued to obtain approval.  Seller does not want to sell now and wants to keep $5k deposit.
Since I only do consumer and tenant rights I want to know if this is proper and how to go about getting back her deposit money.
Is seller entitled to any money?
