Here is the fact pattern: Tenant sent Landlord a letter indicating notice to vacate within 60 days.  60 days expires and it appears that tenant has not remove all of its personal property from the unit.  Note this is a residential landlord-tenant lease.  My inclination is that we would have to commence an action for possession to "legally regain" possession.  My client obviously would desire that the Property is deemed "abandoned" and engage in "self-help."  Any advice would be extremely helpful.
