[RPPTL LandTen] Burn off provision

Thank you everyone.  I have been asked to speak on this issue as part of my
presentation on commercial evictions, but from the responses (which I thank
you for) it does not appear to be a related topic.  It seems to be more on
the transaction side of negotiating the terms of a commercial lease.
However, I will be speaking on Security Deposits vs. letters of Credit so
the information you are providing is helpful.

Are you asking for form language or just the concept ? that is, the notion
that as the lease goes on and tenant is in compliance, the security deposit
or a portions thereof begin to come back to tenant so landlord is less
secured (under theory that tenant has proved its reliability)
