[RPPTL LandTen] Landlord did not sign lease

Hello Members.  I have a LL/T situation that I've not encountered before and
am looking for your opinions.

 

I had an out-of-state landlord call me yesterday seeking to evict a tenant
in Palm Beach County.  A relative of the out-of-state owner acts as the
property manager of the single family rental home since he lives locally.
When I reviewed the lease I realized that the relative who lives here, and
not the out-of-state owner signed the lease. The written lease is a NOLO.com
lease with blanks to fill in.  The relative listed himself as the "landlord"
followed by "(property manager)".  Rent checks are made payable to the
property manager and deposited into a joint account with the owner.  There's
no POA or written property management agreement or owner authorization form.
The tenant knows who the owner is and communicates directly with the owner.

 

Under that scenario, how does the landlord plead an action for removal under
Part II, Chapter 83, when he is not the party that executed the lease?
