My client owns a property with a cell tower on it, they are entertaining a proposal to sell the income stream from the lease.

The proposed structure is the granting of an easement, with the property owner having a continuing obligation to perform the landlord's property obligations and it will take a lot of work to make it acceptable.

I have a lot of flexibility in structure, does anyone have a negotiated version of a document where a property owner has "sold" the cash stream to a third party of a cell tower lease?
